Q: Are you licensed architects in Canada?

No — Sandra and Johanna are not licensed architects in Canada, though we both trained as architects in Venezuela and bring that education to every project we work on.

What our team does have: licensed designers with BCIN designation, and we collaborate with licensed architects and engineers on projects that require their stamp or expertise. So the professional credentials are on the team — just not in the form of Canadian architectural licences held by Sandra or Johanna personally.

Sandra also holds the City of Toronto Building Renovator licence, which covers renovation and construction activities we carry out directly. We think it matters that you know exactly what qualifications are on your project and in what capacity — so we’ll always be straightforward about that.

Q: What’s the difference between hiring a design-build firm and hiring an architect separately?

In a traditional model, an architect produces drawings and a contractor builds from them. Those are two separate contracts, two separate relationships — and the gap between them is where a lot of projects go sideways. The contractor builds to the drawing, not to the intent. The designer isn’t on site. Details get changed without anyone catching the implications.

With a design-build firm, the same team is responsible for both. We design what we know how to build. When we propose something, we already know what it costs, how long it takes, and where the complications usually show up. That changes the quality of every decision in the design phase.

It’s not that one model is always better — there are situations where a full architectural firm makes sense. But for most Toronto renovations and custom home projects, the integration saves time, money, and a lot of frustration.

Q: How do you charge for design services?

It depends on the scope. For design consultations, we charge a flat fee. For larger projects — major renovations, additions, custom home design-build — the design fee is typically structured as a percentage of the construction cost, or as a fixed fee agreed upon after we understand your scope.

We’ll always be upfront about the fee structure before you commit to anything. And we’ll always tell you what’s included — drawings, permit coordination, site visits, trade coordination — so you’re comparing apples to apples when you look at other proposals.

One thing we’d flag: be cautious of unusually low quotes on design services. Low design fees often mean less time spent on your project, less detail in the drawings, and more surprises during construction. What looks cheap at the start often isn’t.

Q: Do you handle permits?

Yes. Permit coordination is part of how we work. Almost any structural change, addition, or significant renovation in Toronto requires a building permit — and the drawings submitted need to meet Ontario Building Code requirements.

Because we have an architectural background, our drawings are prepared with permits in mind from the start, not retrofitted to meet code at the end. We coordinate the application, liaise with the city, and manage the inspection process.

Q: Will you tell me what my home should look like?

No — and we’re deliberate about that. We bring architectural principles to every project: proportion, scale, light, material quality, how spaces connect. But those are tools for thinking, not prescriptions.

You’re the one living there. You know your household better than we do — how you cook, how you gather, what matters to you. Our job is to understand that and translate it into a space that works. Not to impose a style or tell you what’s right for your home.

What we will do is tell you when something is likely to look dated in five years, or when a choice has trade-offs you should understand before committing. We’d rather have an honest conversation about that than just agree with everything and let you find out the hard way.

Q: We’re thinking about tearing down our house and building new. Is that always the right answer?

Not always — and we’ll tell you that honestly even if a full teardown and rebuild would mean more work for us.

Sometimes the existing structure is worth working with. Older Toronto homes — particularly in east-end neighbourhoods like Leslieville, Riverdale, and the Beaches — often have solid bones, good proportions, and materials that are genuinely hard to replicate. Q: How long does a typical project take from first conversation to completion?

It varies significantly depending on scope. A targeted kitchen or bathroom renovation might run 3 to 6 months from design through construction. A major home renovation or addition is typically 12 to 18 months. A full custom build — teardown and new construction — is realistically 18 to 36 months from design start to occupancy.

The timelines that most often surprise homeowners are the permit phase (30+ days is common in Toronto, longer for complex projects) and the design phase itself. Good design takes time. Rushing it is how you end up making expensive decisions under pressure during construction.

We’ll give you a realistic timeline at the start — not the optimistic version — so you can plan accordingly.

Q: We have a budget in mind. How do we know if it’s realistic?

This is one of the most important conversations to have early, and it’s one where a lot of homeowners get uncomfortable. We don’t think it should be uncomfortable — budget is just information, and the earlier we have it, the better decisions we can make together.

Toronto construction costs are high and have risen significantly in recent years. A major kitchen renovation might run $80K to $150K+. A full floor renovation or addition can be $200K to $400K+. A custom home build on a Toronto lot is typically $600K to $1.2M+ for construction alone, before land and soft costs.

If your budget and your scope don’t match, we’d rather tell you that in a consultation than let you find out when you’re three months into a project. We can also help you think about phasing — what to do now, what to defer, how to make the most of what you have.
