We always start with what already exists. That’s a philosophical position for us, not just a practical one.

What we’d caution against is treating design fees as an area to cut. Design decisions are almost always cheapest when they’re made on paper, before anything is ordered or built. Changes made during construction — because the design wasn’t thought through — cost multiples of what good upfront design would have.
