A full gut renovation often touches your kitchen renovation, bathroom renovation, and basement renovation at once. We coordinate them as a single project rather than three separate trades. Same drawings, same schedule, same point of contact. We also approach built-ins (like a TV wall design) the same way we approach the rest of the build: drawn before they're ordered, sized to the room, finished as architecture.

We trained as architects with 10 years of construction experience across three countries. We're a licensed and fully insured Toronto Building Renovator, we bring our own licensed electrician and plumber, and we coordinate HVAC specialists and structural engineers when the scope requires them. Before construction begins, we model major decisions in 3D so you see how your space will look and function, before the first wall comes down. But the number alone doesn't tell the full story. Four things drive your cost up or down.
  1. Scope of structural work
    Moving walls, adding a beam, changing the staircase. Structural changes require engineering, additional permits, and more complex coordination. They're often where budgets shift most significantly.
  2. What the demo reveals
    Older Toronto homes, especially pre-1980s builds, regularly uncover knob-and-tube wiring, asbestos, deteriorated subfloors, or foundation issues once walls come down. This isn't a contractor surprise tactic. It's the reality of renovating older housing stock. We build a 10 to 20% contingency into every project budget for exactly this reason.
  3. Your finish level

Sandra and Johanna provides a professional service for home improvements and designs. They have lots of ideas. I got my bedroom and family room popcorn ceiling removed, painted, baseboards and crown moulding added in these two rooms. Johanna spends lots of time protecting your area and cleans the place every day before done for the day. I have never heard of rooms actually mopped after work is done. Johanna literally looks for imperfections on the walls and ceilings using headlamp. She is just amazing.
