Port Credit to Square One — three eras of housing stock

Mississauga isn’t one housing market. Port Credit and Streetsville have pre-war and Victorian-era homes — narrow lots, original framing, aging service panels. Along Lakeshore Road the bones are beautiful but the systems are old. Move inland toward Hurontario and Burnhamthorpe and the stock shifts: 1970s–1990s suburban detached, two-storey brick, attached garages, kitchens that were designed for a different way of living. Closer to Square One, you’re dealing with condo towers and stacked townhouses — a different set of rules entirely, governed by condo bylaws that restrict what you can open, relocate, or alter.

What we plan for before we open a wall

Every era of Mississauga housing brings its own surprises. Knob-and-tube wiring is common in Port Credit’s older stock — it can’t share circuits with modern loads and must be replaced before we close the wall. Aluminum wiring shows up in 1970s detached homes and requires remediation before any permit closes. Condo bylaws near Square One add a pre-approval layer that most contractors don’t know to flag. Sandra draws the existing conditions — floor plans, ceiling heights, structural walls, panel location — before we write a number. That drawing is the quote.

Permits go through the City of Mississauga Building Department

We file and manage all permits with the City of Mississauga Building Department — not Toronto Building, which has no jurisdiction here. Additions, structural changes, and changes of use may require a Committee of Adjustment hearing for variances on setbacks or lot coverage. We handle that process as part of the design-build scope. No contractor hand-off, no permit gap.

Sandra, Johanna, and her team truly brought our vision for our living room media wall to life. Going through a whole house renovation, we were looking for something super modern and contemporary but not boring, and these guys really came through. Sandra and Johanna provides a professional service for home improvements and designs. They have lots of ideas. I got my bedroom and family room popcorn ceiling removed, painted, baseboards and crown moulding added in these two rooms. Johanna spends lots of time protecting your area and cleans the place every day before done for the day. I have never heard of rooms actually mopped after work is done. Johanna literally looks for imperfections on the walls and ceilings using headlamp. She is just amazing. I am attaching the picture of the room they left after painting and removing popcorn from ceiling. Keep up the good work ladies. It was an amazing experience working with you. Every dollar spent was worth it. Looking forward to the next project of living room and fireplace renovation. P.S: I removed the electrical outlet cover for replacement.

Q1: How long does a Mississauga home renovation take?

Depends on scope. A kitchen or bathroom runs 16–22 weeks from first consultation to handover. A ground-floor renovation adding structure takes longer — closer to 24–30 weeks. The permit timeline with the City of Mississauga Building Department adds 4–8 weeks to the documentation phase.

Q2: Do you handle permits through the City of Mississauga Building Department?

Yes. We file and manage all permits with the City of Mississauga Building Department. If the scope triggers a variance — setback, addition, change of use — we handle the Committee of Adjustment process as part of the design-build scope.

Q3: Can we live in the home during a Mississauga renovation?

Depends on scope and your tolerance. A single-room renovation is manageable. A ground-floor gut renovation means living without a kitchen for 10–14 weeks. We plan sequencing to keep the disruption contained — but honest answer: full renovations are hard to live through.
