Renovating a King City home isn’t a cosmetic project.

Most King City renovations go off-budget for the same reason — surprises. An estate home on a rural lot looks structurally sound until the design phase reveals that the original builder used non-standard framing methods that make the wall removal you’ve been planning for years unexpectedly complex. Older farmhouses and century properties throughout the Township carry plumbing and electrical that was last touched decades ago — and no original drawings exist.

You signed a contract before anyone drew the existing conditions.

Now you have to choose: pay for the change orders, or scale back the dream.

Estate homes, century farmhouses, and rural properties — King City is not a standard renovation

King City and the broader Township of King sit outside the typical suburban renovation pattern. Along King Road, Keele Street, and the estate enclaves near Dufferin Street, the homes range from century farmhouses and early 20th-century properties to custom-built estates from the 1980s and 1990s — each with its own structural logic, its own set of original materials, and its own complications.

The properties are larger. The lots are larger. The homes are often one-of-a-kind rather than production-built. That means the renovation process needs to start from what’s actually there — not from a set of standard assumptions about what a house of that age typically contains.

What we plan for is rarely just cosmetic

In century and early 20th-century King City properties, the most common unknowns are original post-and-beam or timber framing that needs to be assessed before any walls move, well and septic systems that impose constraints on bathroom and kitchen layouts, and knob-and-tube wiring that insurers often flag the moment a permit is pulled.

In 1980s and 1990s custom estates, the constraints shift: non-standard structural spans, custom millwork that was built in place and is difficult to modify without redesigning surrounding elements, and HVAC systems sized for the original zoning plan. We draw the existing conditions before we quote — that’s what the feasibility phase is for.

Permits go through the Township of King Building Department

Structural work, additions, and mechanical changes in King City go through the Township of King Building Department. Properties within the Greenbelt or adjacent to natural heritage features carry additional review from the Niagara Escarpment Commission or Conservation Authorities depending on lot characteristics. Heritage-designated properties require review from the Township’s Heritage Advisory Committee. We identify the full permit path during feasibility and manage it as part of the design-build.

Sandra, Johanna, and her team truly brought our vision for our living room media wall to life. Sandra and Johanna provides a professional service for home improvements and designs. They have lots of ideas. I got my bedroom and family room popcorn ceiling removed, painted, baseboards and crown moulding added in these two rooms. Johanna spends lots of time protecting your area and cleans the place every day before done for the day. I have never heard of rooms actually mopped after work is done. Johanna literally looks for imperfections on the walls and ceilings using headlamp. She is just amazing. I am attaching the picture of the room they left after painting and removing popcorn from ceiling. Keep up the good work ladies. It was an amazing experience working with you. Every dollar spent was worth it. Looking forward to the next project of living room and fireplace renovation. P.S: I removed the electrical outlet cover for replacement.

Q1: How long does a King City home renovation take?

A full kitchen or primary bathroom typically runs 12–16 weeks from design sign-off to handover. Estate homes and century properties in King City sometimes extend that timeline — the feasibility phase takes longer when the existing conditions are complex, and permits through the Township can involve Conservation Authority review depending on lot location. We give you a realistic timeline before you sign anything.

Q2: Do you handle the permits in King City?

Yes. Structural work and mechanical changes go through the Township of King Building Department. Properties near the Greenbelt or natural heritage features may require Conservation Authority review — we flag the full permit path during feasibility. Heritage-designated properties need additional review from the Township’s Heritage Advisory Committee. We manage all of it as part of the design-build scope.

Q3: Can we live in the home during a King City renovation?

For estate homes with multiple wings or independent suites, clients sometimes continue living on site in a separate area. For a full gut renovation of the main living floor, we typically recommend planning for a temporary move. The scale of King City properties often means a longer active construction period — we give you an honest read during feasibility so there are no surprises.
