Most Whitby renovations go off-budget for the same reason — surprises. A post-war bungalow near downtown Whitby looks like a straightforward kitchen update until the walls come down and reveal that the original 1950s electrical was never touched. A two-storey detached in Williamsburg was built with a formal layout that no longer works — and the wall between the kitchen and the family room that needs to come out turns out to be load-bearing.

Whitby’s residential stock tells the story of Durham Region’s growth. The original neighbourhoods along Dundas Street and Brock Street South date from the late 1800s through the 1950s — modest bungalows and older two-storeys with stone foundations, plaster walls, and character details that owners want to preserve while fully updating the interior systems. The postwar expansion pushed south toward the lake, filling in through the 1960s and 1970s. And the Williamsburg and Brooklin communities represent the most recent wave — large two-storey detacheds from the 1990s through the 2010s where the footprint is generous but the builder finishes have aged or were never quite right to start with.
Each generation of Whitby housing brings its own set of renovation constraints. The older homes carry unknowns in the walls. The newer homes carry layouts that don’t match how families live today.
What we plan for is rarely just cosmetic
In pre-1960s Whitby homes, the consistent discoveries are knob-and-tube wiring, galvanized or lead plumbing, and load-bearing walls running through the middle of plans that owners want to open up. Stone or rubble foundations need to be assessed before any work starts in the basement. None of these show up on a quote until someone draws what’s actually there.
In 1990s and 2000s detacheds, the issue shifts: 100-amp panels that don’t support a modern renovation load, HVAC systems that weren’t designed for open-concept, and master bathrooms that need to be fully repositioned within the same footprint. We survey and draw the existing conditions before we quote — that’s how we catch these things at the design stage, not on site.
Permits go through the Town of Whitby Building Services
Structural work, additions, and changes to mechanical systems go through Whitby Building Services. Heritage properties in the historic downtown core may require review from the Whitby Heritage Committee depending on scope and visibility. If the project requires a variance, we handle the Committee of Adjustment application as part of the design-build.

Feasibility & Design
(3–6 weeks) We visit the home, draw the existing conditions, develop design options, and agree on scope before anyone signs anything.

Documentation & Permits
(4–8 weeks) Construction drawings, full material spec, structural review if needed. We pull permits with Whitby Building Services and Committee of Adjustment.

Build & Handover
(10–16 weeks for a full reno) Johanna runs the site. Trades coordinated by the HH team. Weekly updates, walkthrough + defects list, one year of follow-up.

Custom walnut night tables and a vertical slat feature wall in a Downtown Toronto bedroom. The night tables were designed as built-in millwork — not furniture pushed against a wall — with planned electrical for sconces and integrated storage. Sandra drew every section before fabrication. Q1: How long does a Whitby home renovation take?
A full kitchen or primary bathroom typically runs 12–16 weeks from design sign-off to handover, including the permit cycle with Whitby Building Services. Older bungalows in the downtown core sometimes add time if the survey turns up wiring or foundation issues that need resolving before finish work starts. We give you a realistic timeline during feasibility — not after the contract is signed.
Q2: Do you handle the permits in Whitby?
Yes. Structural work, plumbing, electrical, and HVAC changes go through Whitby Building Services. Properties in the historic downtown core may require review from the Whitby Heritage Committee — we flag that early when it applies. Committee of Adjustment variances are handled as part of the design-build scope.
