Minimum 5 meters (16.4 feet) separation if your garden suite is up to 4 meters high, or minimum 7.5 meters (24.6 feet) if you want to build up to 6 meters high. You also need 1.5m minimum from rear property line and specific side yard setbacks. The garden suite footprint can’t exceed 40% of your rear yard area or 60 square meters (whichever is smaller). Many Toronto lots are too small to meet these requirements.
